What Are the Signs a House Needs Rewiring?

The clearest signs a house needs rewiring are all about age and wear. A fuse box still fitted with old rewireable fuses, cabling sheathed in rubber, fabric or lead rather than modern grey or white PVC, and too few sockets so extension leads are doing the work of the wiring, all point to an installation that has had its day. Add in sockets or switches that feel warm, buzz, spark or show scorch marks, lights that dim when the kettle goes on, or a faint burning smell you can never quite place, and it is usually time for a proper look. None of these should be ignored, because old wiring is one of the more common causes of house fires.

Rewiring is our specialism, and Liverpool's older housing, the Victorian and Edwardian terraces around Wavertree, Anfield, Kensington and Aigburth in particular, is exactly where these signs show up most. Not every home showing one or two of them needs the full job, though, which is why we always inspect first and tell you honestly whether a partial rewire and a new consumer unit will do. Whatever we carry out is tested and certified under our NAPIT registration and notified to Building Control, so you have the paperwork for your records, a sale or your landlord duties.

Know the tell-tale signs

Rewireable fuses, rubber or fabric cabling, warm or scorched sockets and too few of them are the classic giveaways.

Your questions, answered

Does an old fuse box mean I need a full rewire?

Not on its own. An old board can sometimes be upgraded while sound cabling stays, but if the wiring behind it is also rubber or fabric sheathed, a rewire is usually the honest answer. We inspect and tell you which applies.

How old does wiring have to be before it needs replacing?

There is no fixed age, it depends on the cabling and how it has been used. As a rough guide, anything with rubber, fabric or lead sheathing, or a fuse box with rewireable fuses, is well overdue a proper inspection.

Are warm or scorched sockets serious?

Yes, take them seriously. Warmth, buzzing, sparking or scorch marks around a socket point to a loose or failing connection that generates heat, so stop using it and have it looked at rather than leaving it.
